Measuring Usability

There has always been a confusion about how Usability is measured...I too was confused about it since I did not know about this.
Measuring Usability?...when we perform usability on any website,we provide suggestions to improve the website so that the quality and the ease of use can be improved from the perspective of target users.
But Usability can be measured quantitatively too using a Term called ROI(Return on Investment)

ROI?
ROI (or return on investment) refers to the returned value in profit, savings, or productivity that can be attributed to a given investment.
If the profit recieved is more then what we have invested,it is considered as positive ROI.

The ROI of Usability
Improving the usability of a website can increase
1) Sales,
2) Reduce customer service calls, and
3) Increase customer satisfaction and loyalty.
For internally used software and websites, like intranets and timesheets systems, improving usability can increase productivity by reducing the time to complete a task, reducing the error rate, and increasing satisfaction. Most of these improvements can be quantified by measuring saved time, gained revenues, and increased productivity.
